Solo Baru Mixed Use

In this project, the client assigned Bagan to develop a fresh concept of a new mixed-use development in Solo Baru. Solo Baru itself is a developing area in Sukoharjo, Central Java. The mixed-use building will consist of three main programs such as Condotel, Office, and Retail. This new development is expected to be a new icon in Solo Baru, a mixed-use development that can meet needs and generate a growing economic movement there.

Design Approach

1. To research what are the positive elements that can strengthen the mixed use presence amongst the existing competitors
2. To divide the existing site based on the first phase and second phase development. This is important to do the zoning and programming study.
3. To study regarding the possibility of future development at the commercial junction around mixed use area

Design Proceess

1. Zoning
   We shall separate the zone based on the tower prorgamming. It will affect the lobby placement on the ground floor based on the different programs, namely office, retail, and condotel.
2. Circulation
   Permeable pedestrian circulation to be applied fron the outer area of the site to the public area.
3. Culinary Space as a new experience
   Outdoor landscape area shall be developed as public culinary space to generate active frontage.
4. Sustainable Design
   The new mixed use building shall provide pocket gardens and solar panels on the façade as a part of green building initiation concept.
5. Iconic Green Area
   Open space with iconic design in between buildings shall potentially act as the mixed use design strength compared to other competitors.
