“The Masterplan for the Development of the Pekalongan Station Area is prepared to strengthen the role of Pekalongan Station as both a transportation hub and a cultural heritage–based urban destination.
This plan aims to integrate transportation, tourism, and the creative economy into a competitive and cohesive district system.

The development plan is divided into two main phases:

Phase 1 – Revitalization & Area Activation:
Revitalization of the heritage zone, retail, and F&B areas with low investment and fast ROI.

Phase 2 – Redevelopment & Function Diversification:
Development of a hotel, MICE facilities, station extension, and integrated transportation with long-term investment.”

Design Approach

In this project, Bagan Desain is assigned to prepare a masterplan study for the Pekalongan Station area, developing both the long-term development plan (ultimate phase) and the short-term development plan (basic design). The scope includes:

  1. Designing an area that respects the historical value of the heritage station and responds appropriately to the depot buildings.
  2. Proposing activation strategies for buildings and activities within the area that can benefit the city.
  3. Conducting an economic assessment of the station area’s potential.
  4. Collaborating with KAI to create an access and circulation pattern—from pedestrian to motorized vehicles—that meets current and future needs.

Design Proceess

The design process began with a comprehensive study of the existing context at the micro, meso, and macro scales of Pekalongan Station.
This foundation allowed us to establish the following elements:

  1. Site Planning and Space Activation:
    Creating clear area demarcations for activating the station precinct, consisting of a historical plaza and an urban plaza.
  2. Continuous Connectivity, Both Horizontal and Vertical:
    Developing interconnected pedestrian pathways, dedicated lanes for online taxis, zoned drop-off areas, and publicly accessible routes.
  3. Development of New Building Masses that Respond to the Heritage Structure:
    Designing new buildings with geometric forms that create a smooth transition toward the heritage building.
